Job Description Job Description Camelot Services, Inc. has an
exciting opportunity for a Maintenance Technician-Level 2, located
at Camelot’s Client site in Alexandria, VA 22305. In a safe,
efficient, and professional manner, the Maintenance Technician II
will deliver preventative, corrective, and general maintenance for
Camelot’s Client, while adhering to all safety and health standards
Hours: 10 am to 6 pm Duties and Responsibilities include but are
not limited to the following: - Raise any safety, code, or other
work-related issue promptly to the attention of your supervisor, or
Facility Management, and assist in resolution as directed. -
Communicates effectively and appropriately with Client and
Customers. - Ensures safety training and safety policies are
communicated and followed. - Ensures facility maintenance according
to established standards. - Identify deficiencies through regular
and thorough inspection of building premises. - Works to optimize
spare parts inventory. - Manages skill sets to tasks. - Administers
preventive maintenance program for facility. - Follows through on
maintenance needs and deficiencies as appropriate. - Maintains
operating logs including temperatures, pressures, and plant
equipment inspections. - ·Maintains operation and maintenance
manual for all equipment. - Record all tests and inspections. -
Maintains all tests, logs, and manuals in an efficiently organized
manner. - Strong working knowledge of the mechanical functions
associated with HVAC systems and equipment. - Analyzes the
operation of various systems, determines the cause of any
problems/malfunctions, and takes corrective action as required. -
Performs preventative maintenance on all base building and critical
system equipment which includes but not limited to assembling all
tools, supplies and instruments necessary to complete the job,
performing work with a minimum amount of disruption, conducting
immediate clean-up of work area, completing the preventative task
sheet, returning tools to workshop and unused supplies to storeroom
and advising the Maintenance Manager of any equipment problems. -
Monitors operation, adjusts and maintains heat exchangers, HVAC
equipment and systems, electrical, emergency backup systems and hot
water systems; chilled water, and air conditioning equipment;
boilers, heating, ventilating and water heaters; pumps, valves,
piping and filters; other mechanical and electrical equipment;
records readings as necessary to ensure proper operation of
equipment and makes adjustments where necessary to assure proper
operation of equipment and notifies appropriate parties of any
problems or malfunctions. - Assists with the chemical water
treatment program of all systems, such as chilled water, condenser
water, and closed hot water loops. - Installs and repairs
plumbing/piping/tubing; installs and rebuilds pumps and motors;
installs and rebuilds air compressors and heat exchangers; replaces
bearings in all types of motors; replaces seals on pumps and
motors; installs and repairs wiring, valves, filters, hot water
systems, and associated controls. - Maintains electrical system,
i.e., controls, switches, outlets, and lighting. - Assists other
mechanics and operators with major repairs and maintenance of
building and equipment. - Supports occupant satisfaction processes
by ensuring clients are informed about the status of their request
in a timely and accurate manner. - Maintains tools and orders
supplies as required for installation and repairs. - Complies with
departmental policy for safe storage, usage, and disposal of
hazardous materials. - Follows safety practices and utilizes
protective clothing and equipment as required by OSHA. Know the
whereabouts of all emergency equipment (i.e., fire extinguishers,
eyewash and shower stations, first aid supplies, breathing
apparatus, etc.) - Safely use hand tools, power tools, and test
instruments to maintain, troubleshoot, and repair various types of
equipment. - Perform other various duties as assigned by
Client/Camelot. Qualifications / Education / Professional
Credentials - High school diploma or equivalent - Must be 18 years
of age - At least 5 to 10 years of facility maintenance experience,
or related field. - Good driving record - Willing to undergo and
qualify for Client Security Background - Knowledge of computer
systems and use of Microsoft Office products - Completion of all
Safety Regulation training, i.e., Ladder safety, power safety,
OSHA, etc. Required Functional Knowledge / Skills - Strong
mechanical aptitude - Clear verbal communication skills, should be
able to compose short, clear written messages as necessary -
Ability to learn new skills and apply them with some practice -
Capable of following verbal and written instructions - Experience
working with building management systems and office productivity
software preferred - General plumbing repairs - General mechanical
repairs preferred - General electrical repairs preferred - General
building repairs - Capable of working on scissor lift, forklift,
and pallet jacks preferred - Ability to lift up to 50 lbs. Company
